I have shared my quick on the fly BTCF spreadsheet. In most cases, you will not need anything more complicated for a quick forecast. Some people may prefer a discounted cash flow pro forma. However, whenever you forecast for more than a few years the results become speculative. Another problem is selecting an accurate discount rate can be complicated. In most cases a residential multi-family property, you can either use a direct comparison approach or calculate the market value based on the local market cap rate.

In my spreadsheet, we can calculate the mortgage schedule and estimated market value of the property. Calculating the property value with the local market cap rate is the quickest and easiest way to estimate the market value of the residential investment property.

In the future, I will release my tax spreadsheet once it is updated and easier to use. It is far more advanced and adheres to CRA rules. The spreadsheet includes notes on what you can and cannot claim on your taxes.
